Second-quarter data from Colliers shows the wider UAE residential market easing after several years of rapid appreciation. In Dubai, average apartment and villa sale prices declined around 3% quarter-on-quarter, while apartment rents fell 4% and villa rents eased 2%. Around 11,650 new homes were delivered in the emirate during the quarter, with a further 56,600 units scheduled for completion by year-end — additional supply that is giving tenants and buyers more room to negotiate.
Abu Dhabi saw a similar, more moderate adjustment: apartment sale prices eased 3% and villa prices 1% quarter-on-quarter, though both remain sharply higher than a year ago — up 19% and 10% respectively on an annual basis. Residential transaction volumes held at roughly 7,200 deals for the quarter, with off-plan sales continuing to dominate at around 84% of activity.
For buyers, this is welcome news rather than cause for concern: a market moving from rapid growth to steady, sustainable pricing tends to reward patient investors and genuine end-users over short-term speculation — precisely the long-term approach Vista Real Estate encourages every client to take.
